“We are glad we have managed to finish construction in both locations within the planned deadlines. We have also coped well with the complications arising from the coronavirus pandemic, which have caused suspensions of construction work and disruptions in material supplies. Yet in spite of this, the premises were ready for the tenants sooner than expected,” said Lubor Svoboda, ARETE group co-founder. “Our own construction projects prove that we are able to further expand our real estate portfolio, significantly contributing to increasing value for our investors. New premises in Košice A set of two specialized production halls for Steelcon Slovakia, a member of the Danish Dominion Steelcon Group specializing in the manufacture of steel chimneys, has been built in the Veľká Ida industrial zone. It is located in the immediate vicinity of the city of Košice, Slovakia, and has long been on the radar of foreign manufacturing companies. “Steelcon Slovakia, a member of the Dominion Group, is a highly stable and globally growing company. It has already supplied over 6,500 industrial steel chimneys worldwide, making it a global leader in the industry. We have acquired a genuinely important long-term tenant for our production hall,” Lubor Svoboda stressed. The funds invested into this construction project, strengthening the attractiveness of the Slovak investment market, amounted to EUR 13 million. The construction work was launched in November and approved in August. Extension of the hall in Uherské Hradiště Intensive work on the expansion of the existing Forschner production hall in ARETE’s industrial park in Uherské Hradiště began last year, and the tenant was able to start its preparations for production in the new spaces on time. The project includes, among other things, the construction of modern clean operations for the manufacture of electric vehicle components pursuant to the highest international standards with constant temperature and humidity. The construction project naturally includes a rainwater infiltration solution. Other integral parts of the hall include modern office and sanitary facilities for employees. The Class A industrial complex in Uherské Hradiště with its excellent transport links to Slovakia and the South Moravian Region has been part of the Arete portfolio for four years now. It offers a total production and storage area of 12,750m2, of which 1,034m2 is specialized clean operations. The entire premises are leased to Forschner, initially a German family firm which has grown into a multinational corporation. The investment and real estate group, Arete, incorporating real estate investment funds, announced today continuing enlargement of its portfolio. After acquiring land in an industrial zone lying just outside Košice, Slovakia, Arete has begun construction involving investment of EUR 13 million of a specialised production hall covering an area of 12,000 m2 for a leading European steel chimney manufacturer. Arete is also significantly enlarging the existing Forschner production hall in Uherské Hradiště, investment into this project being in the region of EUR 7 million. “After a quantity of acquisitions of functioning, profitable industrial properties that we have made over the past few years, we decided to take on our own development projects. Our pioneer project was construction of a huge warehouse on our own premises in Nové Mesto nad Vahom, which was completed last summer. Together with our current construction project, this demonstrates that we are capable of widening our portfolio, which allows us to significantly increase value for our investors,” explained Lubor Svoboda, co-founder of the Arete investment and real estate group. New Premises in Košice In November, the Arete group completed acquisition of land in the Veľká Ida industrial zone which lies within easy access to Košice in Slovakia. This zone, which even offers the opportunity of receiving government support, has for some time been the focus of interest of foreign manufacturing companies. Arete group is now building a specialised production hall for Steelcon Slovakia, part of the Danish group, Dominion Steelcon, which specialises in the manufacture of steel chimneys. This highly specialised project involving two halls with investments totalling EUR 13 million is proof of just how attractive the Slovak investment market is. Forschner in Hradiště extended the lease contract by 11 years, expands production

Arete Invest signed a new five-year lease agreement with the Fiege logistics company in March. The company will increase its storage capacities of Lovosice Park area by 7500 m2 to the total of 9600 m2 already in April. Cushman & Wakefield and 108 Agency were the lease consultants in this case. Arete Invest, a fast-growing Czech fund that focuses on investment in real estate, signed a new lease contract with Forschner in May that is valid through to the year 2029. Forschner’s production capacities at Arete Park Uherské Hradiště will therefore be increased by 5,000 sqm next year to a total of 12,300 sqm of space. Total investment in new construction work is estimated at 130 million koruna. “We are delighted that we are able to support our tenant’s onward development. The expansion of the premises in Uherské Hradiště and the significant extension of the contract will lead to further stabilisation and will also increase the value of the portfolio of our sub-fund,” said Tomáš Novotný, member of the Arete Invest CEE II Sub-fund investment committee responsible for asset management. The category A industrial zone in Uherské Hradiště, which offers excellent transport connections to Slovakia and South Moravia, has been part of the Arete Invest portfolio for two years now. The property currently has 8,400 sqm of lettable space. The new structure, which covers some 4,300 sqm, will include clean, modern plants for the production of component parts for electric cars. Production is expected to get underway at the new premises in October of next year. The objective at Arete Invest is to actively manage all real estate in the portfolio and to increase its value by increasing the number of tenants, extending lease contracts, intensifying relations with tenants or using land which is currently unused for future construction. The complex in Uherské Hradiště is part of the portfolio of the currently-open Arete Invest CEE II sub-fund. The expected value of the assets managed in this sub-fund during the anticipated five-year investment cycle is CZK 5 billion. The sub-fund is aiming for regular appreciation of the finances invested by investors of up to 11 per cent per annum, whereby up to 6 per cent of this p.a. will be paid out on a quarterly basis. Current profitability far outstrips these estimated values.
